Manage all aspects of an AEG construction project through all phases in tandem with an AEG Real Estate Architect/Engineer. Focus primarily on operational flow/layout and building/site logistics to ensure functionality of project is optimized for end user. Work directly with AEG partners, GCs, landlords, subcontractors, local AEG market representatives, etc. to ensure project budget is maintained and goals are realized.
Assist with the development of construction plans for new builds (including site selection), capital expense upgrades, renovations, etc. by reviewing and editing to ensure operational flow and layout are optimal for purpose intended. Continue to review with local market leadership to ensure goals and intent are met.
Assist with the development of a reasonable and realistic construction budget for the intended project. Once finalized, maintain budget without compromising the quality or integrity of the project. Continue to review with local market leadership to ensure goals and intent are met.
Review plans and specifications for suitability of AEG use; operational flow, site logistics, event safety, future operational cost, building and fire code compliance.
Ensure GC, architect and any other applicable parties are providing appropriate documentation and record-keeping to keep project on track and to ensure local market has all items necessary to operate.
Manage relationship between all applicable parties, including local market leadership and operators, to ensure successful completion of project and turn over.
Attend, or conduct, construction meetings with all applicable parties on site. These meetings should include the discussion and review of potential change orders, problems, schedule, budget, any pending requests and any pending areas of interest. Requires frequent travel.
Ensure AEGs interests are protected, and contractual obligations are met by all applicable parties including contractors and subcontractors.
Ensure AEGs risk and liability on all projects is mitigated and intended functionality met by frequent review and oversight of plans and physical build of project.
Report, update and review of all projects with AEG Division that is overseeing on a regular basis. In most cases, this will be AEG Presents.
Ensure local market General Manager and operating team are assigned in a timely fashion and fully understands their responsibilities and the timeline of the project to ensure all owner provided items, applications, vendor agreements, FF&E furnishings, etc. are obtained and opening is not delayed.
Oversee the FF&E budget in conjunction with the local office to ensure the budget is maintained or proper approvals are obtained.
Develop and maintain operational Handbook for AEG Presents builds to aid in the ease of builds and to assist local AEG market.
Ensure all warranty issues are resolved
Ensure all contractual obligations are met and end user is satisfied. Assist with changes as necessary post opening to ensure building is ideal for intended purpose
Close out all pending change orders, construction budget related items to ensure all AEG contractual obligations are met
A minimum education level of: BA/BS Degree (4-year) a focus on: Architecture, Engineering, or Construction Management Degree Preferred
A minimum of 5-7 years of related work experience in architectural or construction offices. An emphasis with entertainment venue is a plus.
Experienced in effectively interfacing with people at all levels and across all functions
Knowledge of key aspects of real estate development and finance, land use and entitlement, property due diligence and acquisition, and site planning and design.
Experience with all phases of the development process preferred, preferably with at least one project taken from concept through completion.
Familiarity with structuring and negotiating real estate development transactions and affordable housing finance including public subsidies, low income housing tax credits and tax exempted bonds; ability to creatively combine financing tools to leverage housing funds.
